Many home builders left money on the table with the 45L energy-efficient home credit. The credit ended for homes acquired after July 1, 2026 — but that is not the end of the story. Homes sold or leased before the deadline can still be claimed, and prior years can be recovered through amended returns.
What the credit is worth per home
Depending on the home type and certification path, 45L is worth between $500 and $5,000 per home or unit: single-family ENERGY STAR homes at $2,500, single-family Zero Energy Ready homes at $5,000, and multifamily units ranging from $500 to $5,000 depending on certification.
The retroactive angle most builders miss
If you built and sold qualifying homes in prior tax years and never claimed 45L, amended returns can recover those credits. For a builder who closed 40 ENERGY STAR homes in a qualifying year, that is a potential $100,000 recovery for work you already did.
What you need to qualify
The home must have been acquired (sold or leased) before July 1, 2026, and it needs an eligible energy certification — ENERGY STAR or Zero Energy Ready. If you are not sure which certification path your homes fit, that is exactly what a preliminary screen is for.
